\u00c9viter de rembourser un bien pendant une p\u00e9riode de travaux pr\u00e9c\u00e9dant la mise en location, \u00e9viter de rembourser une nouvelle r\u00e9sidence principale avant la vente de l\u2019ancienne\u2026 Les motifs de recours \u00e0 un diff\u00e9r\u00e9 sont nombreux.<\/p>\n\n\n\n

Concr\u00e8tement, le diff\u00e9r\u00e9 consiste \u00e0 d\u00e9caler de quelques mois (jusqu\u2019\u00e0 24 mois par exemple pour un pr\u00eat-relai) le remboursement du capital, voire des int\u00e9r\u00eats. Il existe en effet deux types de diff\u00e9r\u00e9 : le diff\u00e9r\u00e9 simple et le diff\u00e9r\u00e9 total.<\/p>\n<\/blockquote>\n\n\n\n

Diff\u00e9r\u00e9 simple<\/h2>\n\n\n\n

Solution la plus courante, le diff\u00e9r\u00e9 simple d\u00e9cale le remboursement du capital mais pas celui des int\u00e9r\u00eats.<\/p>\n\n\n\n

Imaginons un financement de 300.000 euros sur 20 ans \u00e0 3,5%. Avec un financement classique, l\u2019emprunteur aura 240 mensualit\u00e9s de 1.739,88 euros, pour un co\u00fbt de financement total de 117.571 euros.<\/p>\n\n\n\n

Si l\u2019emprunteur souhaite un diff\u00e9r\u00e9 de 6 mois, il ne va payer que les int\u00e9r\u00eats durant les six premiers mois, soit 875 euros par mois. \u00c0 l\u2019issue de cette p\u00e9riode, l\u2019amortissement du capital d\u00e9butera et fera passer la mensualit\u00e9 \u00e0 1.770,73 euros sur les 234 mois restants.<\/p>\n\n\n\n

Ce diff\u00e9r\u00e9 fera grimper le co\u00fbt total du financement \u00e0 119.601,47 euros, soit quelque 2.000 euros de plus. En contrepartie, l\u2019emprunteur aura all\u00e9g\u00e9 ses sorties de tr\u00e9sorerie sur les premiers mois (le temps par exemple de vendre un autre bien ou de d\u00e9bloquer des fonds par ailleurs).<\/p>\n\n\n\n

Diff\u00e9r\u00e9 total<\/h2>\n\n\n\n

Plus rare, le diff\u00e9r\u00e9 total consiste quant \u00e0 lui \u00e0 exon\u00e9rer totalement l\u2019emprunteur de remboursement pendant la p\u00e9riode convenue. En reprenant notre exemple pr\u00e9c\u00e9dant et en lui appliquant 6 mois de diff\u00e9r\u00e9 total, l\u2019emprunteur ne remboursera capital et int\u00e9r\u00eats qu\u2019\u00e0 compter du septi\u00e8me mois.<\/p>\n\n\n\n

En revanche, les int\u00e9r\u00eats dus au titre des six premiers mois viendront s\u2019ajouter au capital \u00e0 rembourser. Au bout des six premiers mois, le capital d\u00fb \u00e0 la banque ne sera donc pas de 300.000 euros mais de 305.288,43 euros. La mensualit\u00e9 sur les 234 \u00e9ch\u00e9ances restantes sera ici de 1.801,95 euros, pour un surco\u00fbt total de 4.085 euros.<\/p>\n\n\n\n

Ne pas oublier l\u2019assurance<\/h2>\n\n\n\n

S\u2019il peut avoir une utilit\u00e9, le diff\u00e9r\u00e9 a aussi un co\u00fbt \u00e0 int\u00e9grer. Il faut de surcro\u00eet savoir que les banques pourront dans ce cas \u00eatre plus exigeantes sur les garanties offertes.<\/p>\n\n\n\n

Enfin, il est essentiel de ne pas omettre le co\u00fbt de l\u2019assurance (que nous avons laiss\u00e9 de c\u00f4t\u00e9 dans notre exemple pour une meilleure compr\u00e9hension). De fait, l\u2019assurance est due d\u00e8s le d\u00e9blocage des fonds et va donc accro\u00eetre la charge pendant la p\u00e9riode de diff\u00e9r\u00e9.<\/p>\n\n\n\n
